High-rise façade sealant by rope access, CBD

A multi-week IRATA rope-access programme re-sealing every elevation of a Grade-A CBD office tower, no scaffolding and the building fully occupied throughout.
The problem
The perished sealant in the façade joints of a Grade-A office tower had reached end of life across every elevation, risking wind-driven rain into a fully tenanted building. Scaffolding an occupied CBD high-rise was neither practical nor affordable.
Our approach
We mobilised an IRATA rope-access team to work the tower elevation by elevation over several weeks, abseiling each drop to remove and replace the failed sealant joint by joint, sequencing around tenant hours and Singapore’s heavy mid-year rain.
Method
Rope-access removal of degraded façade sealant, joint preparation and re-sealing with new weatherproof silicone across the granite-and-glass elevations, from tens to over a hundred joints a day, plus a level-4 skylight recurrence and repaint.
Outcome
Every elevation re-sealed against the monsoon, with the tower trading normally throughout, no scaffold and no entrance or car-park closures, and the works recorded for the building file.
